Virginia is a state rich in history, natural beauty, and economic opportunity. From its historic capital, Richmond, and diverse landscapes ranging from the Blue Ridge Mountains to the Tidewater regions, the state offers a unique mix of tradition and progress. So, if you plan to build in Virginia, understanding the climate, soil conditions, and building regulations is essential. Whether you want a steel building for commercial, residential, or industrial use, knowing the local requirements can save you money and time.

We went into the details below so you can make a smart and confident decision when buying a steel building.

How Does Virginia’s Climate Impact Your Building Decisions?

Going through the climate conditions in Virginia will help you understand which type of structure will suit which type of weather. You can also consider if extra precautions are needed for impeccable building installation.

Virginia experiences five distinct climate regions due to its varied geography.

Tidewater (Coastal Plain):

This region has hot, humid summers and mild winters with moderate rainfall. Likewise, coastal storms and hurricanes are common in the Tidewater region.

Piedmont:

Piedmont features warm summers and cool winters. You can also notice occasional snow and ice here. However, rainfall is steady throughout the year.

Blue Ridge Mountains:

This area has a cooler climate due to higher elevation. Winters bring cold temperatures and snowfall, while summers stay mild in this region.

Valley and RidgeL:

The climate here is moderate, with cold winters and warm summers. Precipitation varies in this area as it depends on elevation.

Appalachian Plateau:

This region experiences long, cold winters with heavy snowfall. Summers are mild here with lower humidity. It makes the place comfortable for many.

How Does This Climate Affect Your Building Decisions?

Foundation Stability:

Checking foundation stability is a must before installing any structure, whether steel or other materials. If you live in coastal areas like Tidewater, you need to create elevated foundations and corrosion-resistant materials because of high moisture levels and flooding risks. If you live in an area with mountains, frost heaving can impact your building foundation. So, you need to go with a deeper footing. Steel buildings like garages, sheds, and barns can be anchored with strong foundations.

Material Durability:

Living in regions with climates like Tidewater and Piedmont requires you to think about metal corrosion. So, if you are constructing a metal garage, carport, or any other structure, you need proper galvanized and coated solutions. Moreover, snow-pron areas like the Appalachian Plateau need prefab metal buildings that can handle heavy loads. Well, steel buildings are designed to resist rust, pests, and decay. It makes the structures long-lasting solutions in Virginia’s varied climate.

Roof Design:

Does climate affect building roof design as well? Yes. Areas with heavy snowfall, like Blue Ridge and Appalachian regions, require steeply pitched roofs to prevent debris and snow accumulation. In this case, an A-frame roof style can be the best option for you as it allows easy slide-off of snow and various litter types. Since steel structures offer customizable roof styles, you can install vertical metal garages, carports, sheds, and barns, which are also ideal for improving wind resistance besides just shedding snow.

Insulation Needs:

Insulation is crucial to make the structure livable and comfortable year-round. Whether you live in Richmond, Virginia Beach, Norfolk, Arlington, or Alexandria, building installation is incomplete without insulation. Moreover, in mountain and valley regions, proper insulation helps retain heat in winter. In the hotter Tidewater and Piedmont regions, ventilation and insulation will also help you reduce cooling costs.

Wind and Storm Resistance:

Virginians want structures with great durability. Coastal Virginia has around 1.7 million residents, and Virginia Beach is the largest city in Virginia, with approximately 450,000 residents. Coastal areas are prone to hurricanes and strong winds, so you need here wind-rated steel structures with secure anchoring. Likewise, mountainous areas need proper framing to withstand occasional strong storms.

Major Soil Divisions in Virginia (VA)

In Virginia, the soil conditions vary greatly depending on the region. That is why it's crucial to consider local soil types when planning the foundation for pre-engineered steel structures. Here are four main divisions of soils in Virginia.

Appalachian Division:

The Appalachian region has compacted soils with a mixture of clay and loam. The soil can be quite dense, but it can also be prone to erosion and shifting due to the region’s steep slopes and heavy rainfall. So, in this location, beam systems or concrete footings are ideal. You can choose the installation surfaces from Gravel, Asphalt, and Concrete for better footing. Moreover, steel buildings use 12-gauge and 14-gauge framing and even thicker components to withstand the soil’s shifting tendencies.

Blue Ridge Division:

The Blue Ridge Division has well-drained, rocky soils and higher elevations. Well, the soils are generally fertile, but they are less prone to shifting compared to the Appalachian region. But, you notice frost heaving sometimes here. It is a concern during the winter months due to the cold temperatures. Because of this reason, you need to consider frost heaving for an impeccable installation. Prefabricated steel buildings with proper insulation will be well-suited to handle the colder months.

Piedmont Division:

Soils in this region are less than 1 m thick. They are less sandy and more clay than the coastal plain soils. Red clay is common in the Piedmont soil division. These soils can retain moisture and expand or contract based on seasonal changes. Moreover, when heavy rain occurs, settling and shifting problems can be seen here. You need deep foundations to prevent settling over time. Steel is especially useful in this region because it’s resistant to typical soil-related issues like rot and pest damage that affect wood structures.

Coastal Plain Division:

The coastal plain regions, like Tidewater, include sandy and loamy soils. So, it can be prone to shifting due to flooding and erosion from coastal storms. Often, when water levels change, the soil also changes. It makes the foundation critical in this area. For this type of region, galvanized steel structures are ideal because they resist corrosion from high moisture levels.

Order Certified Metal Buildings in Virginia

For areas where harsh weather conditions are prominent, it's important to install certified metal buildings that can safeguard your essentials. Certified metal structures are available with the assurance to confront hazardous weather and stand still in adverse situations. Certified steel structures are made to sustain even floods, seismic waves that are hard to neglect.

However, if your state doesn't witness frequent weather hazards, you can order standard metal buildings with regular roof style, horizontal steel panels, etc. You can speak to our metal building experts at (336)-914-1654 for more details on certified metal buildings.

Types of Anchors: Choosing the Right One for Your Metal Building

The right anchor is crucial to ensure the stability and longevity of a steel building. They protect your building from environmental forces like wind, rain, and storms. However, the choice of anchors depends on the soil conditions, along with structure size. There are four main types of anchors commonly used in Virginia.

Mobile Home Anchors:

These types of anchors are designed for temporary or lightweight structures. The anchor consists of a steel rod driven into the ground and secured with tension bands. If you want to install in areas with softer or less compact soils, such as the Tidewater or Piedmont regions, mobile home anchors can be used for smaller steel structures like carports, sheds, or barns. However, they should only be used in areas where the ground does not experience extreme erosion or water damage.

Concrete Anchors:

As the name implies, these anchors are used on a concrete slab. A bolt set is used in this type of anchor. It helps provide long-lasting attachment to steel buildings. They are also most commonly used for heavy-duty applications. Concrete anchors offer secure attachment despite shifting. So, if you want a steel structure in this type of area, concrete anchors can be the best choice. You can also choose these anchors for installing a building on clay-heavy soil.

Helical Piles:

Helical piles are steel shafts with helically shaped plates. These plates are driven into the ground to support structures in challenging soils. You can use these anchors for both residential and commercial metal buildings. In the Appalachian region, mostly rocky and compact soils are found. Helical piles can be used here as they can bypass obstacles in the ground to offer a strong base. Likewise, in regions like Tidewater, which face high moisture and shifting sands, Helical piles go deep into the soil surface to ensure support for the structure.

Auger Anchors:

You might know these anchors with the other name, screw anchors. They feature a Helical shape that is drilled into the ground. It helps to create a secure hold for the structure’s durability. Well, these anchors are easy to install. If you live in an area where traditional drilling or pouring may not be feasible, you can use them. Auger anchors are a good choice for rocky and uneven soils. They can also be used in rocky and compacted soils. Moreover, you can install a metal building in clay-rich soils as well using screw anchors.

How Virginians Utilize Steel Buildings?

Steel buildings serve various purposes in Virginia. They have become an integral part of various industries. In Virginia, construction contributed $38 billion (5.0%) of the state’s GDP of $759 billion (AGC). It shows increasing reliance on various structures for better business management. Have a look at the various uses of prefab steel structures by Virginians and industries in the USA’s state.

Industrial Applications:

Manufacturing and Warehousing:

Manufacturing industries and companies in Virginia widely use clear span metal structures. These buildings provide expansive, column-free spaces ideal for storing heavy machinery and inventory. As of 2021, manufacturing accounted for 8.3% of the state's total output, amounting to $49.50 billion, and employed approximately 239,000 individuals.

Steel’s flexibility allows businesses to tailor size, trims, panels, and many other things in a structure that caters to specific business needs.

Recreational Facilities:

Since metal structures offer great flexibility, they can be transformed into recreational facilities. Virginians can use them as a gym, entertainment area, quiet place for meditation, a personalized office, and whatnot. Likewise, their unobstructed spaces are ideal for sports and fitness activities.

Metal Frames and Panels

Every manufacturer uses it as a standard term to describe the quality of the metal sheets. We have frames available in either 12-gauge or 14-gauge galvanized steel, and for the roofing panels, we use 29 Gauge or 26 GA premium steel. Steel gauge represents the thickness of the metal sheet; the lower the Gauge, the stronger the metal sheet. 12 gauge metal sheets have a thickness of 0.1084 inches, whereas a 14 gauge metal sheet is 0.0785 inches thick.

If you live in an area with rough weather conditions, we recommend the stronger and more robust 12-Gauge metal sheet option.

The 14-Gauge metal sheet is the industry standard for frame thickness and is accepted everywhere for building metal carports and garages. Both Gauges are safe to use in your building structures, including metal carports, steel barns, metal workshops, steel garages, custom metal buildings, RV Covers, and other utility carports. The 14 gauge tubular frame has 2 ½" x 2 ½" steel tubing, whereas the 12 gauge – 2 ¼" x 2 ¼" steel tubing which is Heavier and stronger than the 14 GA – 20-year limited warranty on rust-through of frame assuming routine user care/maintenance.

A Quick Overview of Virginia State Building Codes

Building codes vary based on the location where a new building is installed. Virginia uses Virginia Uniform Statewide Building Code (USBC). It is the primary code that regulates building construction in Virginia.

You can understand the requirements for the safety, health, and welfare of the public. These codes are made to ensure structural integrity. The USBC is updated every few years to reflect the latest national codes and local needs. The most recent update, the 2021 USBC, became effective on January 18, 2024. This code includes various national standards.

  • Virginia Construction Code (VCC): It is based on the 2021 International Building Code (IBC). It provides regulations for commercial and residential buildings.

  • Virginia Existing Building Code (VEBC): If you have existing structures and want renovations and repairs, then also you need to follow the law.

  • Virginia Maintenance Code (VMC): This type of code applies to the upkeep of existing buildings to ensure ongoing safety.

Virginia Department of Housing and Community Development (DHCD) oversees the implementation of the USBC and provides access to the full text of the codes.
